Helpful Hints for the Historic Home Owner

For those of you who own or are looking to buy a historic home in Bellevue,
there are a few things of which you will want to be aware. As a new
historic homeowner myself, (four months and counting!), I have learned some
helpful hints along the way. For starters home inspections are a must!
In your search for a home inspector, try to locate an inspector that specializes
in older homes. An inspector can give you an unbiased and efficient
overview of what you are getting into. Once you are committed and in your
'new' historic home you will be looking for ways to save money as you see scenes
from the movie The Money Pit running through your head!
Fortunately, Bellevue smiles on those interested in preserving the history of
their historic homes and in turn our town. The Bellevue Historic District
is classified as an Enterprise Zone, which means, if your historic home is in
the Zone, any construction materials you buy for your home can be purchased tax
free. Ask for an Enterprise Zone Tax Exempt form each time you make a
purchase from the hardware store of your choice. If you happen to own a
home that is currently, or at one time was a multi-family, and you have kept
your multi-family license with the City you can forfeit ("sell back") your
license to the City for $1000. Keep in mind, however, that once you
forfeit the multi-family license, your house will be a single family and can
never be converted back into a multi-family. Just a few helpful hints from
one historic homeowner to anther. Happy preservation!
